Area Sales Price Growth Jan ’21 vs Jan ’20
This data is from the NWMLS (King County details). These numbers are residential and condo combined. I’ve used the median closed sales price in January 2021, and the growth percentage from Jan ’20 to Jan ’21. Keep in mind, this may be different from the annual growth/appreciation in 2020, I’m only comparing the month of January.
 
Top 5 areas:
  1. Area 510 (Mercer Island) has increased 63% from Jan 2020 to Jan 2021. Median closed sales price in Jan 2021 is $2.02M.
  2. Area 800 (Vashon Island) has increased 29.5%. Median price is $735K.
  3. Area 385 (SODO/Beacon Hill) has increased 29.3%. Median price is $679K.
  4. Area 715 (Richmond Beach) has increased 26.29%. Median price is $715K.
  5. Area 380 (SE Seattle) has increased 24.15%. Median price is $696.5K. (SE Seattle includes: Columbia City, Georgetown, Lakeridge, Lakewood, Leschi, Mt Baker, Rainier Beach, Seward Park, + additional communities)
 
Bottom 5 Areas:
  1. Area 520 (West Bellevue), change in growth is -25.68% from Jan 2020 to Jan 2021. Median closed sales price in Jan 2021 is $1.2M.
  2. Area 340 (Renton/Benson Hill), change in growth is -13.97%. Median price is $471K.
  3. Area 700 (Queen Anne & Magnolia), change in growth is -8.89%, Median price is $819.5K.
  4. Area 360 (Skyway), change in growth is -7.97%. Median price is $436.7K.
  5. Area 530 (East Bellevue), change in growth is -1.06%. Median price is $750K.
